The village north of 15th Street is where we see the most restoration work — original 1940s and 1950s wood doors on cottages that homeowners want kept, not replaced. That's a specialty repair, not a swap-out, and we treat it as such.

Bluff-top salt corrosion west of Camino Del Mar

Beach Colony and the flats west of Camino Del Mar sit close enough to the water that we treat them like Bird Rock or La Jolla Shores when we spec hardware. Standard zinc-plated cables corrode from the inside within three or four years. Springs sitting through the marine layer overnight bloom rust on the coils and lose cycle life fast.

We install galvanized cables, stainless bearing plates, and coastal-rated high-cycle torsion springs on any Del Mar job west of I-5 as the default. On the extreme edge — Beach Colony bluff homes — we also spec stainless steel hardware for hinges and roller brackets. It costs more up front, and it's the only spec that actually lasts through a Del Mar decade.

Wood door restoration in Olde Del Mar and the Village

A lot of the original village cottages north of 15th Street still have their 1940s and 1950s wood garage doors — real cedar or fir panels, hand-hung on the original tracks. Homeowners here rarely want a modern steel replacement, even when the door looks tired. The character matters.

Restoration is a real skill and we treat it separately from replacement. We can strip and refinish the panels, replace individual boards that have rotted at the bottom rail, upgrade the invisible hardware behind the door to modern high-cycle springs and stainless cables, and leave the outside looking like the door your grandparents installed. Full restorations take 3–5 days depending on paint dry time. If the wood is past saving, we'll tell you honestly — some of these doors have been repaired one too many times, and a period-appropriate Clopay Coachman with real overlay boards is the better call.

Torrey Pines and Del Mar Heights hillside openers

Del Mar Heights and the hillside neighborhoods above Crest Canyon have the same problem as Mount Helix or Granite Hills in East County — steep driveways, oversized doors on custom homes, and 1/2 HP openers that were undersized the day they were installed. When the spring gets a little tired the opener starts doing all the work, and the opener burns out inside a year.

For hillside Del Mar we default to 3/4 HP or 1-1/4 HP belt-drive openers with battery backup (required in California since 2019 anyway), reinforced 25,000-cycle springs sized to the door's actual weight, and reinforcement struts on any door section wider than 14 feet. That combination lasts 15+ years instead of the 5–7 years a builder-grade setup gives you.

Racetrack season access and short-timeline installs

Del Mar Fairgrounds and racetrack season — summer opening day through Labor Day, plus the fall Bing Crosby meet — makes street parking and access around Jimmy Durante Boulevard and the Highway 101 corridor a genuine problem for a service truck. If you're booking a repair or install during a race meet, we'll ask up front what time of day works and coordinate around the event traffic so we're not stuck in a fairgrounds gridlock.
